Assessing the home
To begin with, Larry and or crew members will visit your home or the residence in question. We will walk through and do a thorough review of the contents and reach a decision as to whether or not to proceed with an estate sale.

Our goal is three fold; to make this process as painless as possible; allowing us to do the hard word and show respect for the memory of the deceased, to enable our clients to find magnificent items to add to their collection at a fair and decent price, and in the end to make a living from a business we love being a part of in every way. With these things in mind, we do our best to please all of the people we deal with, while holding tight to our integrity and following our hearts with the knowledge that we are doing the best job we are able and earning a track record we can be proud of.

Our Rates
You pay nothing up front. We pay the expenses for the entire sale out of pocket and are reimbursed from the sale’s gross proceeds. The commission rate you pay is calculated on a sliding scale based on our estimate of the gross amount of money that will be generated by your sale. Our commission and charges vary from sale to sale and house to house, depending on:
Challenge of project
Preparation time
Hours needed to research values
Marketing and advertising
Distance from our home office
Cost of food for pre-sale and crew
Supplies to prepare and run the sale
Workers needed to complete the sale
Clean up of the home, yard, and garage
Other factors may come into play that would alter the pricing structure so it is best to speak with us in person in advance to get a good grasp of what sort of costs or fees we are talking about.

On average, expect to pay 25% to 50% of the net sales realized in commission.

We choose to utilize independent contractors who are non-dealers or collectors so they can concentrate on working and not pilfering, cleaning and sorting, instead of stacking goodies aside for themselves. To do a thorough job of advertising your liquidation it is important that one not only have a loyal following of collectors and dealers who would travel to the moon to shop their unpicked authentic estate sales .

Along with email and website presence you will want to spend the money on fliers to be handed to all neighbors inside a two mile radius (or larger depending on the neighborhood) brought to local shops and bulletin boards and passed around community organizations and churches as well as charities near where you will be selling. Last but not least is proper signage. Be absolutely certain that your liquidator remembers to remove those signs. The signs should be placed a day before the sale and taken down the last eve of the sale.

The name of the company and phone number or contact information should be adhered to the sign. Preferably these signs should be biodegradable or recycled signs that can be used over and over so as not to waste paper and use up more of our forests. The idea of arrows and bright colors always helps when it comes to signing an estate sale in my humble opinion. All of these services combined normally cost anywhere from $150-300.00

Once we start, our procedure usually involves a two to three week process in which we clean, organize, display, research, and price your items. Then, over a two to four day period of time, (starting at 8, ending at 4 each day), we offer the entire contents of the estate at Estate Sale. When the sale is concluded a professional accounting of the sale will be made to you within 20 business days and a cashier’s check for the net amount of the sale less commissions and any fees is given to you.
